Prime Loca­tions Invest­ment Fund

WeIn­vest Cap­i­tal Part­ners’ Pre­mi­um Real Estate Fund is a reserved alter­na­tive fund spe­cial­iz­ing in co-invest­ing direct­ly into diver­si­fied real estate projects that fit with a prime loca­tion strategy.

By using the sourc­ing and due dili­gence capa­bil­i­ties of WeIn­vest Cap­i­tal Part­ners’ team and plat­form the com­pa­ny pro­vides its investors with the oppor­tu­ni­ty for cap­i­tal gains or cur­rent income through their invest­ments. WeIn­vest Cap­i­tal Part­ners offers invest­ment prospects in a diver­si­fied port­fo­lio of pre­mi­um real estate projects glob­al­ly through a Lux­em­bourg-based Pre­mi­um Real Estate Fund vehi­cle offer­ing low fees, and max­i­miz­ing the LPs return on investment.

 

After reg­is­ter­ing on Black Man­ta Cap­i­tal Part­ners’ web­site and pass­ing the KYC ver­i­fi­ca­tion, Black Man­ta Cap­i­tal Part­ners will pro­vide access to WeIn­vest Cap­i­tal Part­ners’ extend­ed dataroom.

HARD FACTS

WeIn­vest Cap­i­tal Part­ners is a bou­tique invest­ment firm spe­cial­iz­ing in Pri­vate Equi­ty Real Estate, real estate asset man­age­ment and pri­vate equity.
Since 2017, WeIn­vest Cap­i­tal Part­ners raised and invest­ed more than EUR 40 mil­lion in the USA and Europe.
The team already financed more than 25 projects through club deals and pri­vate bonds.
WeIn­vest Cap­i­tal Part­ners looks to raise EUR 30–50 mil­lion with a hard cap at EUR 60 mil­lion after low­er­ing the fundrais­ing tar­gets in 2020 to EUR 10 mil­lion to pre­pare for the fund­ing in 2021.
The fund will have a dura­tion of 6 years, with pos­si­bil­i­ty to extend.
With a pre­ferred return of 8% to LPs and 80% of the car­ried inter­est dis­trib­uted to lim­it­ed part­ners, with man­age­ment fees as low as 1.5%, WeIn­vest Cap­i­tal Part­ners’ team has devel­oped a very attrac­tive product.
By invest­ing in pre­mi­um loca­tions such as the greater Mia­mi Area, the French Alps, Lux­em­bourg, Mar­bel­la, Mona­co and the greater Paris Area, WeIn­vest Cap­i­tal Part­ners offers a per­for­mance-dri­ven niche strategy.

INVESTMENT STRATEGY

The funds cur­rent port­fo­lio con­sists of diver­si­fied and rel­e­vant prop­er­ties based on pre­mi­um loca­tions offer­ing a risk lim­i­ta­tion-based strat­e­gy to investors. WeIn­vest Cap­i­tal Part­ners gen­er­al­ly invests oppor­tunis­ti­cal­ly in any kind of Real Estate Project, pro­vid­ed that the invest­ment gives access to a cer­tain priv­i­lege with­in a giv­en geo­graph­ic loca­tion. High vis­i­bil­i­ty and noto­ri­ety of the loca­tion, its high fre­quen­ta­tion and the spe­cial qual­i­ty of the sur­round­ing envi­ron­ment are key fac­tors to ensure the rel­e­vance of the funds’ investments.

 

With invest­ments in main­ly Mul­ti-Fam­i­ly, Sin­gle-Fam­i­ly and Retail build­ings, WeIn­vest Cap­i­tal Part­ners focus­es on prof­itable and high­ly exclu­sive prop­er­ties in France, the US, Mona­co, Spain and Luxembourg.

 

The spe­cif­ic loca­tions are influ­enc­ing the projects to be devel­oped and ensure the liq­uid­i­ty of the invest­ments to pro­mote rapid resales. Eli­gi­ble invest­ments tar­get a gross annu­al IRR of at least 16% for an aver­age dura­tion of 3 and a half years.

RECENT DEVELOPMENTS AND ASSET EXAMPLES

The first clos­ing of the fund was in July 2020, for which 2 real estate projects in Mia­mi were real­ized. Fur­ther­more, anoth­er financ­ing round was closed in Decem­ber 2020 to invest in a Span­ish project locat­ed in Mar­bel­la — La Fuente. The third clos­ing of the fund was in April 2021.

North­ern Alps

WeIn­vest Cap­i­tal Part­ners aims to upgrade a real estate com­plex locat­ed in a flag­ship resort in the North­ern Alps. The project, once launched, will enhance the unit qual­i­ty of the dwellings, adapt­ing them to the stan­dards expect­ed by a high-end clien­tele. This type of oper­a­tion, with an aver­age dura­tion of two and a half years, makes it pos­si­ble to real­ize very sig­nif­i­cant cap­i­tal gains. They are launched as soon as 50% of the units for sale have been mar­ket­ed in “Sale in future state of com­ple­tion”, which helps to lim­it both the financ­ing needs and the risks asso­ci­at­ed with the transaction.

Greater Mia­mi

It is by iden­ti­fy­ing excep­tion­al land that WeIn­vest Cap­i­tal Part­ners can devel­op excep­tion­al projects. Per­fect­ly suit­ed to the sun­ny state’s cus­tomers, this land offers direct access to 2 water fronts, with the sea and its sandy beach on one side, and a canal access to a pri­vate mari­na on the oth­er. This idyl­lic loca­tion will allow the devel­op­ment of a vil­la on near­ly 12,500 sq. ft, for a land total­ing 43,000 sq. ft land from one end to the oth­er. A promis­ing oper­a­tion, espe­cial­ly as WeIn­vest Cap­i­tal Part­ners has already observed an increase in val­ue between the acqui­si­tion price of the land and its the­o­ret­i­cal val­ue based on recent activ­i­ty in the area.

Pierre Thomas is a suc­cess­ful ser­i­al-entre­pre­neur. He invest­ed in var­i­ous real estate projects since 2012, and deployed c. Pierre over­sees the devel­op­ment of the net­work of the team and is at the fore­front of iden­ti­fy­ing new invest­ment opportunities.

Philippe Barthele­my has been work­ing in the finan­cial indus­try for more than 15 years. He ben­e­fits from a dis­tinc­tive exper­tise in finan­cial engi­neer­ing, struc­tur­ing and the hands-on man­age­ment of invest­ments as a spar­ring part­ner. He incor­po­rat­ed its first com­pa­ny at the age of 20 and kept on devel­op­ing val­ue-adding projects since then. From 2007 onwards, Philippe was involved in the admin­is­tra­tion of sev­er­al alter­na­tive invest­ments’ funds, with a strong con­tri­bu­tion at sev­er­al lev­el of exper­tise (finan­cial val­u­a­tion, mod­el­ing, and per­for­mance measurement).

Jean-François Quevrain ben­e­fits from a big four career track, dur­ing which he spe­cial­ized in the con­trol of finan­cial oper­a­tions in the field of Pri­vate Equi­ty / Real Estate funds and ded­i­cat­ed vehi­cles. With more than 13 years of hands-on expe­ri­ence, Jean-François is instru­men­tal in the man­age­ment of the Finance func­tion of the team, and ensures the rela­tion­ship and report­ing to investors.

Euro­pean investors inter­est­ed in invest­ing in the WeIn­vest Real Estate Invest­ment Fund must reg­is­ter with BMCP GmbH and qual­i­fy as a Pro­fes­sion­al Client accord­ing to Annex II of DIRECTIVE 2014/65/EU and Well-Informed investor in accor­dance with Arti­cle 2 of the Lux­em­bourg Law of 23 July 2016 on Reserved Alter­na­tive Invest­ment Funds (“RAIF”).

 

Step 2: Com­plete sub­scrip­tion process
After com­plet­ing Step 1, we will con­tact you direct­ly and pro­vide you with the respec­tive invest­ment doc­u­men­ta­tion. Investors inter­est­ed in invest­ing in WeIn­vest must obtain and read the Cap­i­tal Mar­ket Prospec­tus for the Pre­mi­um Real Estate Fund S.C.A SICAV RAIF, avail­able upon registration.

 

Step 3: Know Your Cus­tomer (KYC) and Anti-Mon­ey Laun­der­ing (AML) Compliance
All poten­tial investors must pro­vide KYC infor­ma­tion to Pre­mi­um Real Estate Fund S.C.A SICAV RAIF as set forth in the Sub­scrip­tion Form to allow the Fund to con­duct its required KYC and AML analy­sis and to oth­er­wise con­firm that the investor sat­is­fies oth­er suit­abil­i­ty require­ments as the Fund may need from time to time.
