INVESTMENT STRATEGY
The funds current portfolio consists of diversified and relevant properties based on premium locations offering a risk limitation-based strategy to investors. WeInvest Capital Partners generally invests opportunistically in any kind of Real Estate Project, provided that the investment gives access to a certain privilege within a given geographic location. High visibility and notoriety of the location, its high frequentation and the special quality of the surrounding environment are key factors to ensure the relevance of the funds’ investments.
With investments in mainly Multi-Family, Single-Family and Retail buildings, WeInvest Capital Partners focuses on profitable and highly exclusive properties in France, the US, Monaco, Spain and Luxembourg.
The specific locations are influencing the projects to be developed and ensure the liquidity of the investments to promote rapid resales. Eligible investments target a gross annual IRR of at least 16% for an average duration of 3 and a half years.

RECENT DEVELOPMENTS AND ASSET EXAMPLES

The first closing of the fund was in July 2020, for which 2 real estate projects in Miami were realized. Furthermore, another financing round was closed in December 2020 to invest in a Spanish project located in Marbella — La Fuente. The third closing of the fund was in April 2021.

Northern Alps

WeInvest Capital Partners aims to upgrade a real estate complex located in a flagship resort in the Northern Alps. The project, once launched, will enhance the unit quality of the dwellings, adapting them to the standards expected by a high-end clientele. This type of operation, with an average duration of two and a half years, makes it possible to realize very significant capital gains. They are launched as soon as 50% of the units for sale have been marketed in “Sale in future state of completion”, which helps to limit both the financing needs and the risks associated with the transaction.
Greater Miami

It is by identifying exceptional land that WeInvest Capital Partners can develop exceptional projects. Perfectly suited to the sunny state’s customers, this land offers direct access to 2 water fronts, with the sea and its sandy beach on one side, and a canal access to a private marina on the other. This idyllic location will allow the development of a villa on nearly 12,500 sq. ft, for a land totaling 43,000 sq. ft land from one end to the other. A promising operation, especially as WeInvest Capital Partners has already observed an increase in value between the acquisition price of the land and its theoretical value based on recent activity in the area.

Pierre Thomas is a successful serial-entrepreneur. He invested in various real estate projects since 2012, and deployed c. EUR 30m of investments in the European Union and the United States. Pierre oversees the development of the network of the team and is at the forefront of identifying new investment opportunities.
Managing Partner & Investment Director
Philippe Barthelemy has been working in the financial industry for more than 15 years. He benefits from a distinctive expertise in financial engineering, structuring and the hands-on management of investments as a sparring partner. He incorporated its first company at the age of 20 and kept on developing value-adding projects since then. From 2007 onwards, Philippe was involved in the administration of several alternative investments’ funds, with a strong contribution at several level of expertise (financial valuation, modeling, and performance measurement).
Managing Partner & Finance Director
Jean-François Quevrain benefits from a big four career track, during which he specialized in the control of financial operations in the field of Private Equity / Real Estate funds and dedicated vehicles. With more than 13 years of hands-on experience, Jean-François is instrumental in the management of the Finance function of the team, and ensures the relationship and reporting to investors.
Step 1: Register and qualification as professional investor
European investors interested in investing in the WeInvest Real Estate Investment Fund must register with BMCP GmbH and qualify as a Professional Client according to Annex II of DIRECTIVE 2014/65/EU and Well-Informed investor in accordance with Article 2 of the Luxembourg Law of 23 July 2016 on Reserved Alternative Investment Funds (“RAIF”).
Step 2: Complete subscription process
After completing Step 1, we will contact you directly and provide you with the respective investment documentation. Investors interested in investing in WeInvest must obtain and read the Capital Market Prospectus for the Premium Real Estate Fund S.C.A SICAV RAIF, available upon registration.
Step 3: Know Your Customer (KYC) and Anti-Money Laundering (AML) Compliance
All potential investors must provide KYC information to Premium Real Estate Fund S.C.A SICAV RAIF as set forth in the Subscription Form to allow the Fund to conduct its required KYC and AML analysis and to otherwise confirm that the investor satisfies other suitability requirements as the Fund may need from time to time. Premium Real Estate Fund S.C.A SICAV RAIF reserves the right to reject any investment in its sole discretion.
