The sub­scrip­tion peri­od for the Berlin real estate project S17A end­ed on 30 June 2020. The STO was suc­cess­ful­ly placed.

Project High­lights

Token hold­ers par­tic­i­pate in the prof­its aris­ing from the pur­chase of a res­i­den­tial house in Berlin, its refur­bish­ment and the sub­se­quent sell-off of all apartments.
The major­i­ty of the apart­ments will be in the range of 40–60m², cur­rent­ly the most high­ly-val­ued real estate units in Berlin.
The total project vol­ume is € 10,943,398, of which € 1,999,500 are financed via tok­enized par­tic­i­pa­tion rights.
After the sale of the apart­ments the token investors par­tic­i­pate with 20% of the total project profit.
The token investors’ cap­i­tal will be used exclu­sive­ly — togeth­er with the sponsor’s equi­ty and a bank loan — to real­ize this project.
The non-bind­ing man­age­ment esti­mate for the project gross prof­it is € 1.8 mil­lion. The total yield for token investors is esti­mat­ed at 8% p.a. (IRR before tax).
The token investors will be pre­ferred in the sale of the apartments.

Project Spon­sor with inter­ests aligned with the Token Holders

Tigris Immo­bilien GmbH is a suc­cess­ful and expe­ri­enced real estate devel­op­er in the Berlin mar­ket. The com­pa­ny offers for the first time the oppor­tu­ni­ty for token investors with­out local exper­tise to par­tic­i­pate in the prof­itable real estate devel­op­ment busi­ness typ­i­cal­ly reserved to big-tick­et investors. 

The token struc­ture has explic­it­ly been cre­at­ed to enable the token investors to focus his/her invest­ment on the peri­od with the fastest and most fore­see­able val­ue increase. The token hold­ers’ and the sponsor’s inter­ests are aligned through the eco­nom­ic struc­ture and the respec­tive doc­u­ments. The nom­i­nal val­ue of the token hold­ers’ cap­i­tal shall be repaid before any prof­it pay­out to the sponsor.

Pre­ferred acces­si­bil­i­ty and reduced offer price of the actu­al apart­ments when final­ized in a pre-pub­lic sale peri­od will be exclu­sive­ly offered to token hold­ers, mak­ing the invest­ment com­pa­ra­ble to sav­ings for the future pur­chase of an apartment.


The prop­er­ty is locat­ed in 2nd line to the Spree (the for­mer wall strip), direct­ly at Beach­Bars, Trep­tow­er Park, at the inter­sec­tion Friedrichshain-Kreuzberg-Alt-Trep­tow (sculp­ture Mol­e­cule Man) – in a very trendy loca­tion of Berlin Friedrichshain/Kreuzberg. Only a few min­utes’ walk­ing dis­tance is Ostkreuz, the most fre­quent­ed trans­fer sta­tion of the S‑Bahn in Berlin, from where you can reach Schöne­feld Air­port in only 15 min­utes. The neigh­bour­hood is char­ac­ter­ized by its dynam­ic devel­op­ment and already offers a home for the mod­ern, inter­na­tion­al, hip Berlin­ers. In this area peo­ple live, work and cel­e­brate. Many well-known com­pa­nies have set­tled in the area (“Medi­aspree”). At present, the last free build­ing sites are being built, the exist­ing old build­ings are being upgrad­ed and office and liv­ing space is being re-den­si­fied with new high-rise towers.

In this area the ini­tia­tors have the rare oppor­tu­ni­ty to devel­op this real estate object. The project has a usable area of approx. 2,000 m². About half of it con­sists of an old build­ing, which is already in good con­di­tion, and is sup­ple­ment­ed by a new, archi­tec­tural­ly mod­ern front build­ing. The over­all com­ple­tion is planned for 2022. After com­ple­tion of the project, the units will be sold to own­er-occu­piers or investors.

The use of the prop­er­ty will focus on apart­ments for short-term rental and for own­er-occu­piers. This trend towards greater flex­i­bil­i­ty and reduced room sizes with max­i­mum effi­cien­cy and func­tion­al­i­ty is omnipresent and in great demand in Berlin — as in all major cities.
