INVESTMENT STRATEGY

The Lib­er­ty Real Estate Fund invests in Sin­gle Ten­ant Net Leased prop­er­ties that are free­stand­ing build­ings sit­u­at­ed along busy roads, with excel­lent access and vis­i­bil­i­ty. These prop­er­ties are high­ly desired by essen­tial busi­ness retail­ers along with auto­mo­tive ser­vices and med­ical users. The desir­abil­i­ty of these build­ings cre­ates pre­mi­um rental rates and are usu­al­ly leased to well-known brand name ten­ants. The Long-Term Leas­es (usu­al­ly 10 years) with set rent increas­es often include mul­ti­ple 5‑year renew­al options.

 

Lib­er­ty Real Estate Fund focus­es on prop­er­ties with alter­na­tive uses and/or ten­ant reten­tion fea­tures to main­tain high occu­pan­cy and con­sis­tent rents. Lib­er­ty Real Estate Secu­ri­ty Tokens are Dig­i­tal Assets that are reg­u­lat­ed with legal rules. A Secu­ri­ty Token is a legal con­tract that con­veys own­er­ship of an asset or port­fo­lio of assets like com­mer­cial real estate prop­er­ties. Real estate backed tokens will be record­ed as a trans­ac­tion on an immutable blockchain ledger, mak­ing it easy to con­trol or trans­fer your ownership.

 

The Smart Con­tract fea­ture of real estate backed Secu­ri­ty Tokens ensures that the trade com­plies with all rel­e­vant laws. Anoth­er ben­e­fit of blockchain real estate is the investor is able to enjoy the tax advan­tages of typ­i­cal real estate invest­ments. With real estate backed tokens you will auto­mat­i­cal­ly get your per­cent­age of reg­u­lar cash flow and any dis­tri­b­u­tions from the sale of prop­er­ties as agreed to in the smart contract.

Step 1: Reg­is­ter and qual­i­fi­ca­tion as pro­fes­sion­al investor

Euro­pean investors inter­est­ed in pur­chas­ing Lib­er­ty Real Estate Tokens must reg­is­ter with BMCP GmbH and qual­i­fy as a pro­fes­sion­al client accord­ing to Annex II of DIRECTIVE 2014/65/EU.

 

Step 2: Com­plete sub­scrip­tion process
After com­plet­ing Step 1, we will con­tact you direct­ly and pro­vide you with the respec­tive invest­ment doc­u­men­ta­tion. Euro­pean investors inter­est­ed in pur­chas­ing Lib­er­ty Real Estate Tokens must obtain and read the Pri­vate Place­ment Mem­o­ran­dum (PPM) for the Lib­er­ty Real Estate Fund I, Ltd., avail­able upon reg­is­tra­tion and com­ple­tion of the Sub­scrip­tion Form.

 

Step 3: Know Your Cus­tomer (KYC) and Anti-Mon­ey Laun­der­ing (AML) Compliance
Secu­ri­tize – a dig­i­tal secu­ri­ty com­pli­ance plat­form – will walk you through a quick and easy iden­ti­fi­ca­tion and accred­i­ta­tion process online. This process pro­tects investors and ensures the integri­ty of the fund. All poten­tial investors must pro­vide such infor­ma­tion to Lib­er­ty Real Estate Fund I, Ltd. as set forth in the Sub­scrip­tion Form to allow the Fund to con­duct its required KYC and AML analy­sis and to oth­er­wise con­firm that the investor sat­is­fies oth­er suit­abil­i­ty require­ments as the Fund may need from time to time. Lib­er­ty Real Estate Fund I, Ltd. reserves the right to reject any invest­ment in its sole discretion.

 

Step 4: Pur­chase dig­i­tal secu­ri­ty tokens
Send US dol­lars or ETH to Lib­er­ty Real Estate Fund I, Ltd. and obtain an eco­nom­ic inter­est in the fund in the form of Lib­er­ty Real Estate Tokens.

 

Step 5: Open an ERC-20 Wallet
After you have been con­firmed by Lib­er­ty Real Estate Fund I, Ltd., you will be asked to cre­ate or pro­vide a dig­i­tal wal­let to hold Lib­er­ty Real Estate Tokens. Investors who wish to hold Lib­er­ty Real Estate tokens direct­ly will need to whitelist their wal­let with Lib­er­ty Real Estate Fund I, Ltd.
Lib­er­ty Real Estate tokens can also be held by Lib­er­ty Real Estate Fund I, Ltd. in the investors account at Lib­er­ty Real Estate Fund I, Ltd.
In addi­tion, Lib­er­ty Real Estate tokens can also be cus­todied with Coin­Base as a 3rd par­ty cus­to­di­an for the investor.
